What a Gas Safety Inspection Involves
During a gas safety inspection, our engineer carries out a comprehensive assessment of every gas appliance within the property, along with the pipework, connections and ventilation systems that support them.
This includes checking for gas leaks, testing that appliances are burning gas correctly, checking that flues and ventilation are clear and functioning, verifying that safety devices are operating as intended and assessing the condition of pipework and fittings throughout the property.
At the end of the inspection, you receive a CP12 Gas Safety Certificate, which records the findings of the inspection, lists every appliance checked and confirms that the property’s gas installation is safe. Where an issue is identified, we will advise you clearly on what needs to be addressed and what the options are.


Legal Requirements for Landlords
For landlords, a valid gas safety certificate is not optional. Under the Gas Safety (Installation and Use) Regulations 1998, all landlords with tenanted properties in England and Wales are legally required to have a gas safety inspection carried out every 12 months by a Gas Safe registered engineer.
The resulting CP12 certificate must be provided to tenants within 28 days of the inspection and made available to new tenants before they move in.
